Quick answer

Business loan approvals usually slow down for avoidable reasons: bank statements that are hard to access, figures that change after the first call, missing trust deeds, guarantors who are unavailable, undisclosed debts and enquiries made late in the day. Fixing these before you enquire can turn a multi-day process into approval within the hour.

Key points

  • Most delays are avoidable and predictable
  • Bank statements and accurate figures matter most
  • Structures and signatories cause the longest waits
  • Being upfront about problems is faster than hiding them

Ask anyone who has waited a week for a business loan what went wrong and you will hear a familiar list. The lender wanted something they did not have. A number changed. A co-director was overseas. A document turned up with a page missing. None of these are about whether the business deserved the loan. They are about friction, and almost all of it is avoidable.

This guide goes through every common cause of delay, in roughly the order they bite, with a practical fix for each. If you want a quick score of your own situation first, run the funding speed checker.

1. Bank statements that are hard to get

For unsecured lending, bank statements are the evidence. If you can share six months through a secure bank link in two minutes, the assessment can start immediately. If the statements live with a bookkeeper who is on leave, or the business banks across three accounts with two different banks, the clock stops.

Fix: make sure the person enquiring has online banking access to every business account. If income runs through more than one account, say so in the enquiry.

2. Numbers that change after the first call

This is the quiet killer. The enquiry says monthly revenue of $120,000, the statements show $80,000. The amount requested was $150,000, now it is $240,000 because another bill turned up. Each change means the assessment is redone, sometimes with a different product.

Fix: spend an extra minute on the enquiry form. Use real figures from your banking, not hopes for next quarter. Our guide to answering the enquiry form accurately explains each question.

3. Surprises in the credit file

A default, a judgment or an ATO debt is rarely a deal-breaker. A surprise one usually is a delay. When an assessor finds something unexpected, they have to stop, ask and wait for an explanation.

Fix: put one honest sentence in the enquiry. What happened, when, and whether it is paid.

You do not need every document to start. Begin with the short enquiry and we will tell you exactly what else is needed.

Hour by hour, roughly

Stage Typical timing What speeds it up
Enquiry About 60 seconds Accurate figures for amount and revenue
First call Minutes, in business hours Answering an unknown number
Approval As fast as 15 minutes, commonly within the hour Statements via a secure bank link
Signing Same day Directors and guarantors on standby
Funds Within 24 hours possible Payee details ready, including the ATO or supplier

4. Business structures that need extra checks

Companies need directors identified. Trusts need the trust deed and the trustee confirmed. Partnerships usually need every partner to sign. None of this is complicated, but a missing deed or an out-of-date company record can add days.

Fix: find the full trust deed and every variation now. Check that ASIC records show the right directors and address.

5. Signatories who are not available

Loan documents need signing by every borrower and guarantor, and for property-secured loans, by every owner on the title. Electronic signing makes this fast, unless someone is on a plane, on a remote site or simply not expecting it.

Fix: tell co-owners, co-directors and guarantors before you enquire, and agree a time window when they can sign.

6. Property details that are incomplete

For property-secured lending, the lender needs the address, the owners, any existing mortgage and its balance. Our property-secured loans need no valuation, so this is usually quick, but an existing mortgage with a clause requiring the first lender’s consent can add time if it is discovered late.

Fix: have your latest mortgage statement and rates notice ready, and check your existing loan contract for consent requirements.

7. The time of day

Payments and settlements have cut-offs. An enquiry at 4.30pm on a Friday faces the weekend before funds can move, however fast the approval.

Fix: enquire early in the business day, especially if you are in Western Australia or the Northern Territory where time zones narrow the window.

8. Unclear purpose or exit

Lenders need to know what the money is for and how it will be repaid. A vague purpose leads to follow-up questions; an unclear exit on a property loan leads to more.

Fix: write one line for each: “To pay the ATO balance of $84,000” and “Repaid from the sale of the investment unit, expected in March”.

9. Shopping the application around

When a deadline looms, it is tempting to send the same application to five lenders at once. It usually backfires. Each one runs its own checks, asks its own questions and may make its own credit enquiry once you proceed. You end up juggling five conversations and answering the same questions five times, while none of them gets your full attention.

Fix: choose one fast, credible route and give it everything it needs. If the answer is no, you will know quickly and can move on with a clear reason.

10. Waiting for the perfect moment

Some owners hold off until the books are finished, the tax return is lodged or the quarter closes. Meanwhile the deadline gets closer and the options narrow. Fast lending is designed to work with what you have now: bank statements, BAS, property details.

Fix: enquire as soon as you know there is a gap. You can always decline an offer, but you cannot get lost days back.

What a fast application looks like

A fast application is not a perfect one. It is a complete, honest one. Accurate figures, all the core documents ready to send, every signatory briefed and the awkward details disclosed up front. Put together, that is what lets an assessor approve in 15 minutes rather than 15 days.

Terms used in this guide

  • Guarantor: a person who agrees to repay the loan if the borrower cannot.
  • Trust deed: the document that sets up a trust and says what the trustee can do, including whether it can borrow or give security.
  • BAS: Business Activity Statement, lodged with the ATO to report GST, PAYG withholding and other amounts.
  • Settlement: the moment a loan is funded and any security registered, or a property changes hands.
  • Unsecured loan: a loan without property security, sized mainly on turnover and bank statements.

Five questions to ask any fast lender

  • What is the total amount repayable, including every fee?
  • Is interest charged as you go, prepaid or added to the loan?
  • What does it cost to repay early, and is there a minimum term?
  • When is the first repayment, and how often after that?
  • What happens if I need longer than the term?

The fastest enquiries have one thing in common

The enquiry form asks for the amount, purpose, time trading, monthly revenue, credit history, state and whether you own property. Each answer points your enquiry towards the right lane. When the answers are accurate, the first call can go straight to approval. When they are rounded up, guessed or left vague, the assessor has to unpick them, and that is where hours turn into days. If you are unsure of a figure, give your best honest estimate and say so.

In a nutshell

  • Bank statements and accurate figures matter most
  • Structures and signatories cause the longest waits
  • Being upfront about problems is faster than hiding them

Inside a fast approval

We have built the process around deadlines because that is when most owners come to us. The enquiry asks only what matters, a person rather than a queue reviews it, and the evidence is gathered in one go. Property-secured loans are assessed without a valuation. Interest on those loans can even be prepaid or added, so there may be nothing to repay during the term. Put together, approval within the hour is common and funds can arrive in as little as 24 hours.

Get a real answer, fast

The enquiry takes about 60 seconds and there is no credit check when you first enquire. Your details stay with one team rather than being sprayed out to a dozen lenders, and a real person works out what fits. Please answer the form accurately, especially the amount, revenue and whether you own property, because that is what lets us match you properly the first time. Start your enquiry here.

Frequently asked questions

What is the most common cause of a slow business loan?

Bank statements that cannot be shared quickly, followed closely by figures that change after the first conversation.

Does bad credit slow approval down?

Only if it is a surprise. Disclosed credit issues can be assessed immediately; hidden ones stop the process while questions are asked.

Why do trusts take longer?

The lender has to confirm the trustee can borrow by reading the trust deed. Missing deeds or variations are a common hold-up.

Can I speed up a loan that is already stuck?

Usually, yes. Ask exactly what is outstanding and deliver it in one go, then make sure every signatory is ready.
