Quick answer

Fast business acquisition finance funds the purchase of a business, a competitor or a partner's share when a bank's timeline would put the deal at risk. It is most often property-secured, from $20k to $5m with no valuation needed, and can bridge until long-term bank finance is in place. Approval within the hour is common.

Key points

  • Buy a business, a competitor or a partner's share
  • Usually property-secured, $20k to $5m, no valuation
  • Can bridge until bank acquisition finance settles
  • Due diligence still matters, even when the money is fast

Good acquisitions rarely wait. A competitor’s owner decides to retire and wants a quick, clean sale. A business partner wants out and has given you first right of refusal for a limited time. A supplier is in trouble and the business can be bought for a sensible price this month, not next quarter. Banks can fund acquisitions, but their process is often slower than the deal. Fast acquisition finance closes that gap.

How fast acquisition finance is usually structured

Most acquisitions are funded against property, because the business being bought has no trading history under your ownership. Property-secured loans run from $20k to $5m, need no valuation and can be approved within the hour once the property, owners and deal details are clear. Interest can be prepaid or added, so the newly combined business is not hit with repayments in its first months.

Many buyers use fast funding as a bridge: complete the purchase quickly, then refinance to a long-term bank facility once the combined business has a few months of results. That way, the deal is not lost waiting for credit.

The quickest route to a real answer is a real enquiry. Start it now and we will take it from there.

Partner buyouts

Buying out a partner is one of the most time-sensitive acquisitions. Relationships may be strained, and a drawn-out process can damage the business. A clear agreement, a fixed price and fast funding allow a clean break. Our page on buying out a business partner covers the practical steps.

What lenders want to see

Item Why it helps
Heads of agreement or sale contract Confirms the price, date and conditions
Property details for security The main basis for a fast decision
Your current business’s statements Shows how repayments or the exit will be met
Long-term plan Refinance, sale of an asset or trading income

Do the homework anyway

Speed in funding is no reason to rush due diligence. Have your accountant review the target’s financials and tax position, and your lawyer review the contract, leases and employee obligations. Check company details and any registered security interests through ASIC and the PPSR. Fast money should make a good deal happen, not a bad deal happen faster. If the due diligence turns up a problem, the right move is often to renegotiate the price or terms, not to walk away from the funding you have lined up.

A worked example (illustrative)

Two plumbing businesses on the Sunshine Coast compete for the same builders. One owner decides to retire and offers the business, including its vans and contracts, to the other for $780,000, with settlement in two weeks. The buyer’s bank will fund most of it but needs six weeks. The buyer offers a property as security for a bridging loan with interest added, is approved the same day and completes on time. The bank refinance follows two months later.

What lenders will ask for

The fastest approvals happen when this list is ready to send in one reply:

  • Sale contract or heads of agreement
  • Property details for security and any existing mortgages
  • Your business’s recent bank statements
  • Company and trust documents for the buying entity
  • Details of the long-term refinance or repayment plan

Where the time usually goes

Avoid these and you avoid most of the waiting:

  • A sale price or date that is still moving
  • Buying through a new company not yet set up
  • Missing trust deeds for the purchasing trust
  • Vendor finance terms still being negotiated

One request before you enquire

The enquiry form asks for the amount, purpose, time trading, monthly revenue, credit history, state and whether you own property. Each answer points your enquiry towards the right lane. When the answers are accurate, the first call can go straight to approval. When they are rounded up, guessed or left vague, the assessor has to unpick them, and that is where hours turn into days. If you are unsure of a figure, give your best honest estimate and say so.

Quick recap

  • Can bridge until bank acquisition finance settles
  • Due diligence still matters, even when the money is fast

The speed part, explained

Here is the usual rhythm. You enquire in about 60 seconds. A person calls, often within minutes during business hours, to confirm the details and the deadline. Statements are shared through a secure link or property details are confirmed. Approval follows, sometimes within 15 minutes and commonly within the hour. Loan documents arrive by email for electronic signing. Once every borrower and guarantor has signed and the conditions are met, funds are released, often the same day or first thing the next business day.

Frequently asked questions

Can I buy a business without property security?

Small acquisitions by an established business with strong statements can sometimes be funded unsecured. Most acquisitions use property security because the business being bought has not yet traded under your ownership.

Will a bank fund my acquisition later?

Often, once the purchase is complete and the combined business has a few months of trading. Fast funding can bridge until then.

How fast can a partner buyout be funded?

With property security and the agreement in place, approval within the hour is common and funds within 24 hours is possible once everyone has signed.

Do I still need an accountant and lawyer?

Yes. Fast funding removes the money delay, not the need for proper due diligence and a solid sale agreement.
