Quick answer

To use property equity fast, choose a property with clear ownership and equity after any existing loans, pick the right security (first mortgage, second mortgage or caveat) and have every owner ready to sign. Our property-secured business loans from $20k to $5m need no valuation, so approval within the hour is common and funds within 24 hours is possible.

Key points

  • Choose the property that makes the loan simplest
  • First mortgage, second mortgage or caveat, depending on the situation
  • No valuation needed
  • Every owner on the title must sign

For many business owners, the largest pool of available money is not in the business at all. It is in property: the family home, an investment unit, a holiday house or the premises the business operates from. Using that equity can unlock a much larger amount, much faster, than unsecured lending. The trick is choosing the right property and structure.

How much equity do you have?

Equity is the property’s worth minus everything owed against it. Lenders will not lend against all of it; they cap the total of all loans at a proportion of the property’s worth. The equity release calculator uses your own estimate to show roughly what might be available.

Choosing the property

If you own more than one, pick the one that makes the loan simplest:

Factor Simplest option
Existing loans Owned outright, or with a small loan
Ownership Your own name or a single company
Co-owners Few, and available to sign
Property type Standard residential or commercial
Trust involvement None, or a complete deed

First mortgage, second mortgage or caveat?

  • First mortgage: for property owned outright, or where you will pay out a small existing loan. Usually unlocks the most equity.
  • Second mortgage: keeps your existing home loan in place, with the new loan behind it.
  • Caveat loan: the fastest to put in place, ideal for very short deadlines, and can later be converted to a registered second mortgage.

All three run from $20k to $5m, need no valuation and can have interest prepaid or added.

Speed in practice

With the property address, ownership and any existing mortgage details ready, approval within the hour is common. The main variable is signing: every owner on the title must sign and verify their identity. Brief them before you enquire.

Think about the exit

Property-secured business loans are usually repaid in one go at the end, especially when interest is prepaid or added. Decide how: a sale, a refinance, a business event or trading income. Build in a buffer. Terms are flexible and you can keep the loan as long as you need it, but a clear plan protects you.

A worked example (illustrative)

A café owner owns her home with a mortgage and an investment unit outright. She needs $220,000 to buy a second café. Rather than involve the family home and her husband’s signature, she uses the investment unit as first-mortgage security. Approval comes within the hour and she signs alone that afternoon.

Protecting the family home

Using a home as security is a serious decision. Make sure the loan amount and exit are realistic, talk it through with everyone who lives there and has an interest in it, and get independent advice if you are unsure. Fast does not mean rushed.

Commercial property: the natural security

If the business owns its premises, or the owners hold the premises personally and lease them to the business, that property is often the most logical security. It keeps the family home out of the arrangement and links the loan to the asset the business uses every day. Factories, warehouses, shops and offices can all be considered, with no valuation needed.

Equity and timing

Equity is not fixed. Paying down a loan increases it, and so can market movements over time. If you expect to need funding in the next year, keep an eye on your property’s equity and existing loan balance, and keep the paperwork for the property in one place. When the time comes, you will be ready to move in an hour rather than a week.

Get these ready first

Have these within reach and you remove the usual causes of delay:

  • Property address and rates notice
  • Your estimate of its worth and recent nearby sales
  • Existing mortgage statement
  • Names of every owner, and their agreement

Common delays and how to avoid them

In our experience, delays usually come from one of these:

  • Co-owners who have not been consulted
  • Property in a trust with an incomplete deed
  • No clear exit
  • Choosing the most complicated property when a simpler one would do

Terms used in this guide

  • Caveat: a notice lodged on a property title warning anyone dealing with the property that another party claims an interest in it. A caveat loan uses it as security.
  • Second mortgage: a registered mortgage that ranks behind an existing first mortgage on the same property.
  • First mortgage: the main mortgage on a property, registered first and repaid first if the property is sold.
  • Prepaid interest: interest paid up front for a period, so there are no repayments during that period.
  • Capitalised interest: interest added to the loan balance instead of being paid as you go.

Five questions to ask any fast lender

  • Exactly what do you need from me to release funds today?
  • Who needs to sign, and how will documents arrive?
  • What is the total cost over the full term?
  • Can the payment go directly to the creditor I need to pay?
  • What happens if my repayment source arrives late?

A note on the enquiry form

Accuracy is the most underrated speed tool there is. A revenue figure that matches the bank statements, a credit history that matches the file and an amount that matches the purpose let an assessor say yes quickly. Optimistic answers do the opposite: they trigger extra questions, a second look and sometimes a different product altogether. Take an extra minute on the form and you can save a day on the approval.

In a nutshell

  • Choose the property that makes the loan simplest
  • First mortgage, second mortgage or caveat, depending on the situation
  • No valuation needed
  • Every owner on the title must sign

From enquiry to funds

Here is the usual rhythm. You enquire in about 60 seconds. A person calls, often within minutes during business hours, to confirm the details and the deadline. Statements are shared through a secure link or property details are confirmed. Approval follows, sometimes within 15 minutes and commonly within the hour. Loan documents arrive by email for electronic signing. Once every borrower and guarantor has signed and the conditions are met, funds are released, often the same day or first thing the next business day.

Your next step

Put the details in once and let us do the chasing. No credit check to enquire, no spray-and-pray, and a real person on your file. Be as accurate as you can on the form, and we will be as fast as we can in return. Start your enquiry.
