What equity release means for a business loan
Equity is the part of a property you own outright: its worth minus every loan secured against it. Lenders will not lend against all of it. They apply a lending ratio, often called the loan-to-value ratio or LVR, which caps the total of all loans on the property at a percentage of its worth. The usable equity is the gap between that cap and what is already owed.
For a business owner who needs money fast, property equity is often the quickest route to a larger amount. Property-secured business loans from $20k to $5m lean on the security rather than years of financial statements, and ours need no valuation. That is why approval can come within the hour and funds can land within 24 hours, even for sums an unsecured lender would want weeks to assess.
First mortgage, second mortgage or caveat?
- No existing mortgage: a first mortgage over the property usually gives access to the most equity.
- Existing home loan you want to keep: a second mortgage sits behind it without refinancing it.
- Need it in a hurry for a short period: a caveat loan is often the quickest way to secure funds against property.
Interest can be prepaid or added
Property-secured loans can be set up so there are no regular repayments: the interest is prepaid up front or added to the loan. That suits businesses waiting on a sale, a refinance or a big receivable. Terms are flexible, and you can keep the loan as long as you need it, but plan the exit from day one. The repayment estimator shows the payout figure.

Questions about this tool
Do I need a valuation to use property as security?
Not with us. Our property-secured business loans need no valuation. Lenders assess the property using information such as recent sales and the property's details, which is part of why approval within the hour is possible.
What lending ratio should I choose?
Each lender sets its own maximum, and it varies with the type of property, its location and whether the loan is a first or second mortgage. Try a few ratios to see how sensitive the result is. Your actual limit is confirmed when your enquiry is assessed.
Can I borrow against a property that already has a mortgage?
Often, yes. A second mortgage or caveat sits behind the existing first mortgage. The equity calculation is the same: the lending limit on the property minus everything already owed against it.
What is the minimum and maximum I can borrow against property?
Property-secured business loans run from $20k to $5m. The amount available to you depends on the equity, the property and the purpose of the loan.
