Quick answer

Our property-secured business loans need no valuation. Instead of waiting for a valuer's visit and report, lenders assess the property using its details, location, type, recent market information and the equity after any existing mortgage. Removing the valuation is one of the main reasons approval within the hour and funding within 24 hours are possible.

Key points

  • No valuation removes one of the slowest steps
  • Lenders use property details and market information instead
  • Your own estimate guides the conversation
  • Approval within the hour is common

In traditional property lending, the valuation is often the longest single step. The lender orders it, a valuer is scheduled, the property is inspected, the report is written and reviewed. A week is quick; two or three is common in busy markets or regional areas. For a business with a deadline, that wait can be the difference between meeting it and missing it.

Why our property loans need no valuation

Our property-secured business loans are built for speed. Instead of a formal valuation, the property is assessed using information that is available immediately: the address, the type and size of the property, its location, recent sales and market information, and the existing mortgage. That lets an assessor make a sound decision in the same hour you enquire.

What lenders look at instead

Factor What it tells the lender
Address and property type Residential, commercial, location and market
Recent sales nearby A reasonable range for what it is worth
Existing mortgage How much equity remains
Ownership Who must sign and whether a trust is involved
Purpose and exit How the loan will be repaid

Your own estimate of the property’s worth helps frame the conversation. The equity release calculator uses your estimate to show roughly how much equity could be available.

What the next 24 hours can look like

Stage Typical timing What speeds it up
Enquiry About 60 seconds Accurate figures for amount and revenue
First call Minutes, in business hours Answering an unknown number
Approval As fast as 15 minutes, commonly within the hour Statements via a secure bank link
Signing Same day Directors and guarantors on standby
Funds Within 24 hours possible Payee details ready, including the ATO or supplier

What no valuation does not mean

No valuation does not mean no limits. Lenders still keep the total of all loans on a property within a sensible proportion of its worth, often described as the loan-to-value ratio. It does not mean every property qualifies either; unusual or very remote properties may need more information. And it never means a lender will ignore the purpose or the exit. What it does mean is that a sound decision can be made without waiting for a report.

Why this matters so much for speed

Removing the valuation changes the whole shape of the timeline. Instead of enquiry, wait for a valuer, wait for a report, then decide, it becomes enquiry, decide, sign, fund. That is why property-secured loans from $20k to $5m can be approved within the hour and funded within 24 hours, even at larger amounts.

Where valuations still appear

If you later refinance to a bank, the bank will usually order its own valuation. That is normal and is part of planning the exit. Knowing that in advance helps you time a refinance sensibly.

A worked example (illustrative)

A café group needs $260,000 to settle a second venue before a contract deadline. The owner offers an investment unit as security and estimates its worth from recent sales in the building. No valuer is booked; the assessor reviews the property details and approves within the hour. Documents are signed that afternoon and the settlement proceeds on time.

Residential or commercial: does it matter?

Both can secure a business loan without a valuation. Residential property, such as the family home or an investment unit, is the most common security because owners know it well and the market is easy to read. Commercial property, including shops, offices, factories and warehouses, works just as well, and is often the natural security for a business that owns its premises. Specialised properties, such as hotels, service stations or large rural holdings, may need a little more information about their use and income, but they can still be considered.

How to give the assessor what they need

The fastest property assessments start with clear, simple information. Give the full address, describe the property in a sentence (for example, a three-bedroom brick house on a quarter-acre block, or a 400 square metre industrial unit with office), mention any recent improvements, and share your estimate along with two or three recent sales you know of. That short summary does much of the work a valuer would otherwise do, and lets the decision happen in the same conversation.

What to have ready

Gather these now, ideally into one folder on your phone:

  • Property address and type
  • Your estimate of what it is worth, ideally with recent nearby sales
  • Existing mortgage balance
  • Names of every owner

Common delays and how to avoid them

These are the things that most often turn a same-day answer into a three-day one:

  • Unusual or hard-to-describe properties
  • Ownership through complex structures
  • Unclear existing mortgage balances
  • Owners who disagree on the plan

Terms used in this guide

  • Prepaid interest: interest paid up front for a period, so there are no repayments during that period.
  • Capitalised interest: interest added to the loan balance instead of being paid as you go.
  • Exit: how a short-term loan will be repaid, such as a sale, refinance, large receivable or business cash flow.
  • Guarantor: a person who agrees to repay the loan if the borrower cannot.
  • LVR: loan-to-value ratio: the total of all loans on a property as a percentage of its worth.

Check these before you commit

  • Exactly what do you need from me to release funds today?
  • Who needs to sign, and how will documents arrive?
  • What is the total cost over the full term?
  • Can the payment go directly to the creditor I need to pay?
  • What happens if my repayment source arrives late?

The fastest enquiries have one thing in common

Most delays we see trace back to something that changed after the first call: the amount went up, the turnover turned out lower, a second director appeared or the property was in a trust. None of these are deal-breakers. They just cost time when they arrive late. Put the real picture in the form, and the assessment can be done once, properly and quickly.

In a nutshell

  • No valuation removes one of the slowest steps
  • Lenders use property details and market information instead
  • Your own estimate guides the conversation
  • Approval within the hour is common

Inside a fast approval

The clock starts when you submit the enquiry. In business hours a real person usually picks it up within minutes, checks the amount and purpose and asks for what is needed. For unsecured funding that is mostly bank statements. For property-secured funding it is the property details, with no valuation required. From there, approval can be given in as little as 15 minutes and is commonly given within the hour. E-signing and payment follow, and funds within 24 hours is a realistic target when everything is ready.

Find out how fast you could be funded

Approval within the hour is common once the right details are in, so the fastest move is to get them in. There is no credit check to enquire, your information is not shopped around, and a person reads every enquiry. Please be accurate on the form so we can match you first time. Get started.
